Is this leak my problem or the body corporate's?

Rule of thumb: pipes serving only your section are yours; common-property supply is the scheme's. In practice it depends where the leak sits and what your conduct rules say. A plumber's report locating the leak usually settles the debate faster than the WhatsApp group does.

Can any plumber work in my complex?

Most schemes allow the owner's chosen contractor but have conduct rules: working hours, registration at the gate, sometimes an approved-contractor list. Check your rules, put them in the job post, and verified plumbers can take it from there.

Plumbers in Equestria

Equestria is one of the east's newer corners: townhouse complexes and security estates near The Grove. The plumbing is younger here, but complex living has its own classics: geysers wedged behind tiny roof hatches, shared water bills, and the who-pays debate with the body corporate.

Complex plumbing, literally

Geyser replacements in units where access was an afterthought.
Leak detection when the complex's water bill spikes and every unit points at the next one.
Bathroom and kitchen upgrades in sectional title, with the scheme's approval where needed.
Washing machine points, mixers and fittings in newer units coming off their first decade.

Complex rules and body corporate sign-offs are part of the job here. Mention your scheme's requirements when you post, so quotes arrive ready to work, not ready to renegotiate.
